What insurers do not tell you about fire insurance?
Perusahaan Asuransi (atau agen, marketing, broker asuransi) seringkali tidak menjelaskannya kepada anda, padahal hal-hal berikut ini adalah sangat penting anda ketahui saat anda membeli polis asuransi kebakaran. ataukah mereka “sengaja” tidak memberitahukannya kepada anda??
1. Polis standar tidak menjamin semua risiko
Polis Standar Asuransi Kebakaran Indonesia (PSAKI) tidak menjamin semua risiko, PSAKI hanya menjamin (1) Kebakaran, (2) Petir, (3) Ledakan (bejana, boiler), (4) Kejatuhan pesawat, dan (5) Asap. PSAKI tidak menjamin risiko-risiko lainnya seperti Kerusuhan, Pemogokan, Perbuatan Jahat dan Huru-Hara (RSMDCC), Banjir, Angin Topan, Badai, dan Kerusakan Akibat Air (FTSWD), Gempa Bumi, Letusan Gunung Berapi dan Tsunami (EQVET), Pencurian, Tertabrak Kendaraan, Kejatuhan Pohon, Kehilangan Pendapatan, dan lain lain. Risiko-risiko ini hanya dijamin jika anda membeli polis “Property All Risks” atau dengan perluasan jaminan.
2. Polis tidak menjamin semua harta-benda
Tidak semua harta benda dijamin dalam Polis Asuransi Kebakaran, Polis umumnya hanya menjamin (1) Bangunan (Building), (2) Perabot / Perlengkapan (Contents), (3) Barang dagangan (stock), (4) Mesin (Machinery). Polis tidak menjamin harta benda berupa sepeda motor, mobil, perhiasan, batu mulia, jam tangan, lukisan, barang antik, karya seni, pondasi, pagar, bangunan dibawah tanah, pohon, kayu, tanaman, hewan, tanah, taman, drainase atau gorong-gorong, saluran air, jalan, pipa dalam tanah, kabel dalam tanah, terowongan, jembatan, dan lain-lain. Perlu penegasan di dalam Ikhtisar Pertanggungan jika anda akan meng-asuransikan harta benda tersebut.
3. Pertanggungan dibawah harga (Average)
Pernahkan anda diberitahukan bahwa Harga Pertanggungan harus memadai (adequate)? Apakah anda sudah memperhitungkan factor inflasi? Jika Harga Pertanggungan (TSI) di bawah Harga Sebenarnya (VAR) pada saat klaim, maka bersiaplah anda untuk mendapatkan ganti rugi yang tidak penuh atau proporsional (prorate average)

4. Perhitungan Indemnity v Reinstatement
Pernahkah anda mengalami pembayaran klaim asuransi anda dipotong 10%, 20%bahkan lebih dengan alasan depresiasi atau penyusutan?? Menyebalkan bukan?? Pasti anda sangat kecewa sekali… itulah prinsip dasar Asuransi: Indemnity. Dengan melekatkan klausul pemulihan nilai: Reinstatement Value Clause anda berhak atas ganti rugi harga baru (new replacement value) atas harta benda yang mengalami kerugian atau kerusakan tanpa potongan depresiasi ataupenyusutan.

5. Potongan klaim (Deductible)
Sangat jarang perusahaan asuransi memberitahu anda mengenai ada (atau tidak) nya potongan klaim (deductible) yang bisa saja relative besar dan bagaimana perhitungannya. Deductible bisa saja adalah potongan tertentu dari klaim misalnya 10% dari klaim, bisa saja potongan tertentu dari Harga Pertanggungan misalnya 5% dari Harga Pertanggungan atau bisa juga kombinasi tertentu misalnya 10% dari klaim minimum Rp 10 juta. Jadi tanyakanlah kepada perusahaan asuransi bagaimana ilustrasi perhitungan klaimnya dan berapa potongan klaim-nya.
6. Persyaratan Polis (Warranties)
Hati-hati dengan persyaratan klaim yang dibebankan kepada anda, karena setiap pelanggaran atas persyaratan polis (warranties) memberikan hak kepada penanggung untuk tidak membayar klaim. Tanyakan jika ada yang tidak anda pahami mengenai polis anda. Perusahaan asuransi sering kali mencantumkan persyaratan tertentu untuk dapat dibayarkannya klaim misalnya: “Warranty: tidak boleh menyimpan cat dan benda berbahaya api di dalam gudang. Warranty: Harus disediakan minimal 3 tabung pemadam api ringan, dan lain-lain”.
7. Bagaimana prosedur klaimnya (How to make a claim)
Tanyakanlah atau mintalah Bagaimana prosedur klaimnya, persyaratan atau dokumen apa yang harus anda penuhi jika terjadi klaim, jangan sampai keterlambatan anda melaporkan klaim atau tidak dapat dipenuhinya suatu dokumen tertentu dapat mengakibatkan anda tidak berhak atas ganti rugi alias klaim ditolak.

Biaya Operasional : Klaim, Reasuransi, Gaji, Biaya manajemen, Biaya kantor lainnya
NCOR = Pendapatan / Biaya Operational = xx (%)
xx% harus lebih kecil dari 100% jika mau untung
